The main difference of Midtown Modern to Marina One Residences is its location. Currently, Bugis is much more developed and matured as compared to Marina South area but Bugis is undergoing a major rejuvenation.

As for South Beach Residences, it consists of a 5-star hotel, JW Marriott, Grade A offices and 190 luxurious residential homes. Prices have shot up beyond $4000psf mark on average. One of the main reasons for the much higher transacted psf is due to its location. If you take a deeper look at the pricing for Midtown Modern, Guocoland has not really factor in the potential future value of Bugis into its pricing yet. You may think that current average psf of $2,900 is considered high. However, if you have done your research, new launches which are located outside of central region of Singapore like for instance AMO Residences located at Ang Mo Kio is sold with an average psf of $2,100.

Lentor Modern, another project of Guocoland, located at Upper Thomson, is sold for an average psf of $2,150 when it is launched in September 2022.

Come to think of it, if locations such as Ang Mo Kio and Upper Thomson can sell at about $2,100psf, do you think Midtown Modern is still attractively priced?

Singapore is becoming the country where Ultra High Net Worth Individuals (UHNWIs) choose to call home. According to The Business Times, the number of HNWIs has increased by 8.6% to 4,206 in 2021 as compared to 3,874 in 2020.

Thing is changing in Singapore. More MRT lines are built to improve on overall connectivity.
