So, Amber Park’s location is located along Amber Gardens and Amber Roads. If you have ever been to the Chinese Swimming Club and King’s Mansion, it is just next to them.
The best part about Amber’s Park address is that it is right at the heart of District 15, and its location provides lots of convenience in term of transport and amenities. The location has to be the main feature of any condominium, and Amber Park gets full points for being located in an easy-to-reach area.
Earlier, this location was deprived of MRT stations, but the wait is finally over because the Thomson-East Coast MRT line (Tanjong Katong MRT) will make moving from one place to another seamless. However, the Thomson-East Coast MRT line is still being built but will be ready soon. And once it is prepared, it will take only 2-3 minutes to reach this MRT station.
Now that you have an MRT station being built close to Amber Park, you can hop around all over Singapore without worrying about anything.

The rest has been used for other facilities and landscaping.

Many other condominium projects are happening within the Amber Road and Meyer Road precincts; however, we observed that the other projects are developed at a much smaller scale. Another thing about these projects is that the developers don’t have a detailed portfolio.
But when it comes to CDL, as discussed earlier, their portfolio is top-notch, and the developer is top-rated in Singapore. CDL has a good reputation, and we think going with a developer with a good record is a wise decision.
About the Location
Other than the developer, the area where Amber Park is located, District 15, is a well-known area with many homes. This area has some of the most expensive and good properties. Therefore, buying a condominium here in District 15 will be a good choice for a home buyer. After all, you will want a place that’s safe not just for you but for everyone living in it.
And now that the Thomson-East Coast MRT line will be developed, Amber Park certainly offers good value. Moreover, District 15 has seen pretty healthy property transactions in the last few years. Location-wise, we think Amber Park has garnered many plus points, particularly among the affluent class.
We have also highlighted some of the nearby amenities that surround Amber Park. This means that when it comes to shopping, marketing, taking out kids for some recreational activities, and taking out your family to have some quality time, you will not have to worry about anything. About the Pricing
When it comes to the former Amber Park, which was launched way back in October 2017, many thought that the price for each unit was a little out of budget. And with the new Amber Park project, people have started forecasting that the price will be out of budget for many, implying Amber Park is not going to be a good choice.
But contrary to what people thought, the earlier project was sold out soon after its launch. By May 2019, Amber Park has 190 units sold. And people homeowners didn’t mind paying S$2,245 PSF. And if you compare the price with the projects that were being developed at that time, the price was a bit lesser than similar projects.

All the projects that we have listed above are all A-liners, but still, the response Amber Park received was overwhelming. This should tell you how reputed the developers are. In May itself, 190 units were sold. We are not saying the other projects are not worth it, but somehow Amber Park was everyone’s first choice.
Although many similar projects are close to MRT stations, and some may argue that living close to MRT stations is a better decision, if you compare the distance, you will find out that there is hardly a 100-150 meters difference.
Anyone wanting to have a good lifestyle, amenities, and features wouldn’t pay much attention to this slight inconvenience.
About the Architecture
We would also like to throw some light on how Amber Park is being developed. The developer has contracted a top-notch architecture company to design and build each unit and the rest of the features so that people living in this property never feel like they have invested their money in the wrong property.
The type of features Amber Park has to offer is extremely rare these days, especially at this price. You get a freehold condominium, sea view, rooms with luxurious fittings, and much more. When we researched the type of property one would like to go with, we found out that most home seekers are looking for properties with similar facilties that Amber Park offers.
CDL knows what home seekers want and their budget and they are developing a property that will cater to these home seekers’ requirements and needs.
About the Unit Type
Apart from the facilities, each unit will have luxurious fittings. From light fixtures to marble tiles, Bosch and Grohe fittings, and sanitary wares to top-notch kitchen appliances, Amber Park is bound to impress everyone.
The one-bedroom units will have a study room and spacious interiors. Apart from one bedroom and study room, there will be a dedicated space for the dining area, which is a good thing. The one-bedroom with a study is an ideal choice for people looking for an affordable option. But if you have kids, we will advise considering the two or two plus bedrooms.
Two-bedroom units will be available in two types. One is without the study room and the second option with a study room. There will be separate dining and living areas, and a wall separates both the areas. This type of unit is ideal for families with a single child or even just for a couple only.
Three-bedroom units are probably the best highlight of Amber Park. The living and dining area has a nice balcony, which allows you to go out to breathe in some fresh air. There are two types of three-bedroom units, and the main difference is that with the bigger size 3bedroom, it comes with an utility room and an enclosed kitchen. For the smaller size of 3bedroom (947sqft), you can still install a sliding door to close up the kitchen.
Then comes the four-bedroom units. There are three types of four-bedrooms available- the standard four-bedroom, four-bedroom premium, and four-bedroom plus study. Out of all three types, the four-bedroom premium come with a private lift. Except for the 4bedroom + study, the rest of the type has the master bedroom with a walk-in wardrobe, wet and dry kitchen. Having said that, the rooms are spacious enough to place a queen-sized bed. This type of unit is ideal for a large family. If you have two kids who want to have their own personal space, you should consider four-bedroom units.
Finally, we have five-bedroom units. The five-bedroom units will give you the much-needed oomph factor that you want from a luxurious property. But if you ask us, we will recommend three-bedroom units if you have one kid. The rooms are spacious, the interiors are good, and the price is affordable. These are some reasons why we feel the three-bedroom units are the most practical option.
Not that the rest of the units are inferior, but for a family, we do think that the three-bedroom units stand out the most. Whether you are newly married or have one or two kids, opting for a three-bedroom unit will be sufficient enough.
Amber Park is definitely a good choice for Singaporeans and is promising. And now that the Thomson-East Coast MRT line is in sight, things certainly look a lot positive for Amber Park. Moreover, properties close to MRT stations are always the first choice for home seekers.
