What You Should Know About the Location

To what extent do you know about the location of this integrated development?

It’s pretty unlikely that you haven’t heard about Tengah Estate yet. After all, it is the latest HDB town about to be built in Singapore. There have been lots of talks about the Tengah garden being designed as a forest town too. The developers intend for this eco-town to have a car-free town center with cycling and walking paths on all roads. Indeed, this one will be an attractive neighborhood to live in.

There will be five tengah districts:

1.Plantation District
2.Garden District
3.Park District
4.Brickland District
5.Forest Hill District

What does this have to do with Copen Grand?

Copen Grand will be located in the Garden district where its key feature is on Garden Farmway. This farmway will flow through those housing precincts and with social, recreational and communal facilities on both sides. This farmway serves as green recreational corridor linking the housing precincts in the Garden district.

Amenities

Although Tengah is a relatively new town currently with not much things being developed at the moment, so there is limited information about the amenities it will offer. However, as it is near more developed regions like Jurong East, Jurong West, Bukit Batok and Choa Chu Kang, residents will not find themselves lacking anything. They can easily head to the malls in the neighborhood if the need arises.

And it is not only the malls. The Ng Teng Fong General Hospital is also merely a short walk from Jurong East MRT station.

Connectivity

Naturally, people want to live in a place that makes it easier for them to get around. And this is where Copen Grand wins.

Do you know that it is within walking distance of three MRT stations? That’s right! Traveling will be a breeze for the residents of Copen Grand. It will not take you more than 6 minutes to walk to the three MRT stations which are the Tengah, Hong Kah and Tengah Plantation, which are part of Jurong Region Line.

Besides being near to the three MRT stations, there is plans for a bus interchange and integrated transport hub too. In other words, the connectivity for Copen Grand will be further enhanced.

Copen Grand is also pretty well connected to major roads in Tengah. These include Tengah Drive and Tengah Boulevard. The Pan-Island Expressway is also merely a few minutes’ drive away. It will not take you more than half an hour to drive to CBD. And a trip to Changi Airport will take 35 minutes.

School

As we have already discussed, Copen Grand EC is developed for families. So naturally, there needs to be some arrangement for kids schooling too. Tengah will have its first primary school by 2025, which will be a merger between Pioneer Primary School and Juying Primary School. There will be other schools around too.

As of now, there are schools within 2km of Copen Grand, including Princess Elizabeth Primary School, Jurong Primary School and Shuqun Primary School. The region also has plenty of notable secondary schools like Swiss Cottage, Bukit Panjang Government High School and River Valley High School.

Facilities At Copen Grand That Give It an Edge!

Copen Grand EC is north-south orientation, which residents will love. But there’s a lot more that this project has to offer.

The plan shows that there are over 45 recreational facilities intended to be a part of the project. And the best part is, the design, layout and orientation are such that everything will be energy-efficient and with natural ventilation ensured.

The design of the Copen Grand manages to impress right from the entrance. The welcome lobby, along with the arrival lounge, paints quite a picture. And there’s all that greenery around, which makes for a beautiful sight.

The entrance also has the Arrival Clubhouse, where the residents can host guests. There are other clubhouses in the development for the same purpose too.

One that deserves special mention is the five-story multi-tiered clubhouse. This one comes with a study room, co-working space, gym with a changing room and even a steam room. Then there are two other clubhouses with entertainment rooms, a game room, a music room, a yoga studio and a dance room too.

Copen Grand also includes a tennis court and a swimming pool. The 50m lap pool and the hydro pool are in the same area, away from the kids’ pool, so that’s a plus.

There are other family-friendly facilities to check out too. After all, Copen Grand EC is meant mainly for families. About the Unit Layouts and Floor Plans

The Arrangement of Blocks

It’s pretty common for people to complain that some blocks of an apartment complex are affected way too much by sun exposure. That’s not something residents of Copen Grand will have to face. All the blocks in Copen Grand EC are arranged in a North-South orientation. This ensures that none of the units will be facing the direct sun.

Let’s dig deeper and figure out what each type of unit in Copen Grand has to offer.

The 3-bedroom floor plan

66% of units in Copen Grand are 3-bedders which are suitable for mid-sized families with two or three children. Among these, types B5, B6 and B7 are the 3-bedroom Premium spread across the area of 1001 to 1184 sq.ft. On the other hand, types B1, B2, B3 and B4 are the 3-bedroom Deluxe with areas up to 936 to 1141 sq. ft.

On entering the 3-bedroom premium unit, you will immediately see the dry kitchen and dining area. Interestingly, there’s no corridor. Yes, the developers have used the space pretty efficiently.

One doesn’t really expect to see dry kitchens in 3-bedroom units. That’s usually reserved for large units, but this is where Copen Grand is different. Of course, the dry kitchen isn’t really huge, but it’s a nice addition that adds a luxurious feel to the space. The dining area is enough to fit a six-seat table.

Moving on, you get to the wet kitchen. The best thing is that the cooking and washing areas are on opposite sides in the kitchen. Hence, as many as three people can work in the kitchen at the same time without getting in each other’s way. Storage is also not an issue, as the kitchen has multiple upper and lower cabinets.

The yard space is also of adequate size, with enough space for a washer-dryer. And there’s a window too which ensures ventilation.

The living room continues with the dry kitchen and dining area creating an open-concept common area. The area is enough to accommodate a four-seat sofa.

Among the three bedrooms, the master bedroom includes a slight foyer area. And the master bedroom has privacy, too, as it’s not too visible from the common corridor. Other than that, there are two common bedrooms and have a shared bathroom.

This is mainly designed for large families with 3 to 4 children or multi-generational families. There are 98 units in Copen Grand with this design. Among these, Types C1 and C2 are the 4-bedroom Deluxe with an area of 1184 to 1378 sq. ft, and Types C3 are the 4-bedroom Premium with an area of 1259 to 1453 sq. ft.

A visit to the Copen Grand showroom will be enough to tell you how luxurious the plan for this one is. Indeed, the show flat unit shows it as a penthouse with quite a lot of features. All the 4-bedroom units have a dry and wet kitchen with yard space included too.

The dry kitchen is the first thing that comes when you enter the unit, and there’s an entire space dedicated to it with a built-in countertop and oven. The wet kitchen is quite spacious as well. You will be pretty happy with the cabinet storage space too.

The yard space is of enough size to include a washer-dryer and a laundry basket. And there is a standard-size household shelter included as well.

Adjacent to the dry kitchen is the living and dry areas. This design gives a very open space feel to the whole unit. The living room can fit a four-seat sofa easily, with space left for side couches too. And you can even find a place for a coffee table.

There’s a small area beside the sofa that can be used as a recess area. The show flat shows the area with display shelves and a storage cabinet. The dining area is enough for an eight-seat table.

Then comes the master bedroom. In the premium design, this one definitely will impress everyone! The master bedroom with the bathroom is really generously spacious. Not only that, there’s a balcony included with the master bedroom too! You will enjoy the fresh air from their bedrooms.

Additionally, there’s also the walk-in wardrobe that deserves special mention. It has ample storage for a couple. But there’s no LED light in it, so that’s a drawback.

The bathroom layout is also quite interesting, with the shower area and WC being on opposite sides. And there’s a window for ventilation in the shower area too.

The three common bedrooms come in good size and all of them have full-length windows. The bedrooms are of enough size to fit a queen-sized bed.
